The first thing to do is figure out your budget and the conditions you're looking for!
まず、ご予算とご希望の条件をお聞かせください︕
Do you need the apartment to be brand new? Do you need an air conditioner or a washlet bidet already installed?
Do you want to be on a higher floor, and would you need to have an elevator?

Following those, we'll explain your contract to you in detail this part will take a little time, but we'll do our best to make it as easy to understand as possible.

承認後に賃貸契約です︕少しお時間をいただきますが、できる限りわかりやすくご説明いたします。
Once you've signed your contract and made your initial payment, you'll be able to come get your keys at the start of your contract!
契約書にサイン、初回のお⽀払いをお済ませ頂きましてから、契約開始⽇に鍵をお渡し致します︕

How long does it take to finish finding an apartment?
アパート探しはどのくらいの時間がかかりますか︖ -
From start-to-finish, most people will have their paperwork done in about a week or so.
最初から最後まで、たいていの⽅は1週間ほどで書類が完成します。
However, if there are complications or if the room needs extra time to be cleaned or repaired, it may take up to three-to-four weeks or longer.
ただし、複雑な事情がある場合や、お部屋のクリーニングや補修に余分な時間が必要な場合は、3〜4週間以上かかることもあります。
Please be sure to let us know if you have a hard deadline to meet when it comes to moving in, and we will do our utmost to find you an option that works.
ご入居希望⽇までに余裕がない場合は、必ずスタッフまでお申し出ください。

Do I need a Japanese guarantor in order to rent an apartment?
アパートを借りるのに⽇本⼈の連帯保証⼈は必要ですか︖ -
For some properties, yes, this is a requirement.
物件によっては必要なケースがあります。
However, there are some circumstances where you may be able to use your school as an emergency contact and pass the background check this way.
If you are able to do so, then you wouldn't require a guarantor.
ただし、お客様の⼤学を緊急連絡先のみにし、審査が通るケースもあります。その場合、保証⼈は必要ありません。
(Please be aware that for certain types of property, like condominiums, car parking spaces, and business-purpose spaces, you will need a guarantor.)
(分譲マンション、駐⾞場、事業⽤スペース、⼀軒家など、物件の種類によっては保証⼈が必要になることが多いためご注意ください)

I heard that bugs can be a problem in Japan. What should I do?
⽇本では⾍が問題になると聞きました。どうしたらいいですか︖ -
If you're worried about pests, we offer an optional extermination spray service that we can do before you move in!
It also comes with a six-month re-spraying warranty period, too!
害⾍が⼼配な⽅は、オプションで入居前に害⾍駆除をするサービスがあります︕6ヶ⽉の保証期間も付いています︕
Besides this optional service, we also recommend making sure to regularly dispose of your garbage on time and to limit the amount of food you have in your home.
このオプションサービス以外にも、定期的なゴミ出しの徹底や、⾷料品が余らないように量を制限することもお勧めします。

Are pets allowed in Japanese apartments?
⽇本のアパートでペットを飼えますか︖ -
As a general rule, most of our buildings do not allow pets.
However, we do have a limited number of options available that allow certain types of pets, such as small dogs or cats.
原則として、ほとんどの物件でペットの飼育は禁止されています。ただし、「小型犬のみ」や「猫⼀匹まで」など、特定の種類のペットであれば飼育可能な物件もございます。
If this is an important condition for your apartment search, please make sure to let us know!(Please note that contracts with pets included will require a guarantor.)
ペット可のお部屋探しの場合は、必ずその旨をお知らせください︕（ペット同伴のご契約には連帯保証⼈が必要です。）

I haven't made it to Japan yet, but I would like to rent an apartment to get it ready for me when I arrive. Is this possible?
まだ⽇本に着いていませんが、前もって、来⽇するためにアパートの予約をすることは可能ですか？ -
Yes, within some limitations.
できる場合がございます。
We can generally only reserve an apartment about a month in advance, and we'd need to get your background check done before you leave your home country.
This will generally require you to make a long-distance international phone call at least once.
通常、アパートを予約できるのは約1ヶ⽉先までで、⺟国の出国前に審査を⾏う必要があります。そのためには通常、少なくとも⼀度は⻑距離国際電話をお客様からかけて頂く必要があります。
However, as long as the owner of the building approves, then it is possible to reserve from overseas a short time in advance.
また、短期間において、建物のオーナーが承認する場合のみ、海外からの予約も可能です。
